The St John’s Villas are in a peaceful spot, on a hillside surrounded by olive groves that look out towards the Mediterranean Sea.
The villas are just a ten-minute walk away from the village centre of Tsilivi – although the journey back is a bit of a steep climb. There’s also a sandy beach within a few minutes’ drive away.
Each of the St John’s Villas is set in private grounds, with a well-kept garden and a swimming pool sunk into a tiled patio. There’s a barbecue and dining table out here for al fresco dining, too.

Two bedroom villas have a large upper terrace. The three bedroom villas share the upper terrace between both bedrooms.

In the Camellia, Cherry tree, Olive tree and Ibiscus villas the living and dining room with two divans, TV, DVD player, stereo and French doors leading to the covered terrace by the pool. The Camellia also has sea views.
In the Apricot and Jasmine villas the open-plan kitchen and lounge area leads to a balcony above the pool area. Pools are accessed out of the main villa door or by the lounge balcony and then down some steps.

Perfection, just about
Can't really fault this place. Villas lovely, all staff very helpful and friendly, food is great, drinks cheap, location is perfect, though you'd want a hire car from margaris down the road- they will deliver to the door.More
Just about PERFECTION
Very friendly helpful staff, excellent villas, great location, good food. Hire a car and go to Zakynthos town, Laganos horse riding, take ferry to Greece. Mostly Brits on resort. Lots of unspoilt beaches ( go to Laganos beach west of town). Some litter on island, but generally a very lovely place to be. More
Very relaxing stay
Enjoyable and relaxing week stay in Apricot Villa with wifey and 18 year old son and 17 year old daughter. Nice villa albeit somewhat dated but everything was there and the maid did a fantastic job each day cleaning. Only gripes being the lack of heating for the pool, a lot on the Island had closed for the season which was a shame for the kids who fancied some clubbing! Certainly not 5 star but not that bad overall.More

Used to be good but no more
Noise from screaming kids whose parents were too lazy or not interested in considering others staying in nearby villas. Loud music from same families adding to the problem. I guess they think "it's my holiday and I am going to enjoy who cares about anyone else as long as my precious darlings are having a good time" Snotty Trudy not much help inspite of us being very polite towards her We have been coming to St John's for the last 12 years and this our 4th visit will certainly be our last! I think more than anything else the type of people visiting this villa complex have changed. I wouldn't recommend this place to couples Anyone raving about this place clearly hasn't stayed in an independent villa which is streets ahead. I think over the years the owners haven't really invested in maintenance of the villas and the scruffy gardens which needed a good trim were another reflection of this. A poor investment must be the massive fort Knox style steel gates they have fitted in an attempt to make the properties more secure following the recent break ins. A laughable attempt at security when right next to the gate is a hedge with several gaps for a potential burglar to easily enter. That is how the security guy gets out if he shuts the gate for you.....what a joke!! More
Relaxing October break
We stayed in Magnolia Villa with our 6 year old son for a week Oct 7-14 and had a fantastic stay! St John Villas is a small complex with around 20 villas and a main area with bar, restaurant, (very) small shop and small gym and small spa. Our villa had 3 bedrooms- I would recommend this if you're staying with small children as two bedrooms are upstairs. I read in the two bedroom villas the twin room is downstairs which I wouldn't have been comfortable with. The villa was much larger than I expected, decorated in traditional style. All bedrooms were really sizey with great storage and the two upstairs rooms had large en suite bathrooms and a large shared balcony with table and chairs on. The balcony had a beautiful view down to the sea and a wonderful sunrise in the morning. The cleaner came every day which was a great touch and we always had clean towels, beach towels and sheets, it was nice to have the villa spotless every day. The pool area was just lovely, super peaceful, relaxing and clean with comfy sun loungers. The pool cleaner came every morning. We used the BBQ a couple of times for lunch buying fresh fish from the fishmonger in town and we got takeaway Greek salad and sides from the main restaurant to have with which was fab! The pool was way too cold for us to use in October but I'm sure it's lovely in the height of summer. The lounge was fine, the TV had BBC World and that was all for English channels but we took some DVD's for my son. Trudy organised a stronger router for the WIFI in the villa in advance of us arriving as I had seen on Trip Adviser that the signal could be sketchy. This was amazing as my husband needed to do some work and we could use our phones and ipads easily. In general the customer service was brilliant, a couple of tiny issues we had were sorted within minutes! The staff were so friendly and helpful with any questions we had. My only tiny criticism was the kitchen was very dated, everything worked OK but it all felt like it could have done with an upgrade. Basic things were missing like cooking knives....cutting steaks for the BBQ with a bread knife was comical!! However, this isn't a deal breaker, just a nice to have. I used the gym most days- there wasn't tons of equipment but I love the treadmill and weights so it was perfect for me! There was a also a hot tub and a little steam room which we didn't get around to using. Tsivili itself was down a very steep hill- about a 7 minute walk. We walked down every time and walked up only in the day...it was slightly challenging but good exercise!! In the night we got cabs back up as it was pretty dark. A typical holiday resort town, there were lots of Greek restaurants, lots of bars, one larger supermarket and loads of souvenir shops. We ate out every night and loved Zorbas and The Olive Garden- lovely traditional food. It was pretty quiet as it's so late in the season and lots of places were closing, but we went for a chilled break so that was fine with us. The beach was about a 20 minute walk from the villa and we went most days, we loved it there and it was clean and the sea warm. There was lots of nice beach bars and restaurants for lunch. Again very quiet and chilled. Zakynthos town was worth a visit, which we did on the only overcast day of the week. We were lucky with the weather, it was in the mid to late 20's all week bar one day. All in all we loved our stay at St John Villas, we wanted a quiet, chilled family holiday and that was what we got!More
